    use all the time.. the map feature stopped working and would suggest that the inital improvments gets factored into the CAP rate or if there was a toggle box to give it that option that would be great..

    This used to be the best app on rental analysis but now theres zero support and no updates anymore. The map feature does not work and there are several design flaws that could easily be fixed if the new software owner would put some time and money back into the app.

    Good Functionality, but I have been having trouble with the map feauture. I use Property Evaluator to create proformas for the investment properties that I sell. I am currently having trouble with the map function--it does not display an accurate location for my properties on the property reports. 
  • No iCloud backup and I lost my entire portfolio

    I really like this program but it is such a shame files are not backed up in iCloud. This is not difficult to do. You could also back up to dropbox or Onedrive. I recently had my laptop stolen. Thankfully most everything was backed up in iCloud or Dropbox. However, my Property Evaluator files were not. I've lost a ton of time creating proformas that I've lost.

    This App performs as advertised and then some. I found this App to be competent, easy to use and capable of producing an impressive document. As a commercial real estate investor I need the ability to analyze a property accurately and quickly. Moreover, the ability to generate a report containing the metrics, figures and subsequent insight is invaluable. As a buyer (or seller), I now have a report that contains hard numbers to support my position. I keep this App within reach when I’m conducting negotiations.
  • Good, But Can Be Improved

    Needs the ability to schedule some expenses that have varying terms. For example, on the purchase of a value add property, the investor would almost always want to model making heavier repairs and improvements over the initial two years or so and then have those taper down to a lower level thereafter. So, we need to be able to input an expense at one level for a time frame and then be able to change it for further out time periods. Need to be able to allocate expenses on a per unit basis in addition to % of purchase price, % of income and per sq. ft. Need revenue and expense results to show on a per unit basis as well. This is critical in being able to check the reasonableness of projections and to be able to compare to other projects. This also includes the initial expenses as well as the ongoing expenses.

    Great little app for the money. Could do with a few improvements but well worth the money to create invesrtment property proposals for clients and reqal estate investors. I’m a broker in Chicago market and its impressive the level of detail of the reports.
  • Pretty good for quick analysis

    Been using this for years for quick analysis and it actually does a really good job and the reports are really good too. Only complaints are that it does not synch data across multiple devices, and it does not take into account depreciation (or if it does, it’s not called out). I would definitely buy it again.

    I own and manage a Real Estate Investmet Firm and this application makes it very simple and easy to run through selected property to determin viability! The only problem I have with it …. is that I can not sync data between two devices. I wish that there was a seemless feature that takes advantage of iCloud.
